CBRE analysis: The subletting trend is slowly but surely starting to affect the industrial and logistics real estate market

The domestic industrial real estate market experienced a real "boom" during the coronavirus pandemic. The record growth of interest in renting new premises, especially from companies linked to e-commerce, triggered extensive speculative construction. However, after two extraordinary years, there was a slowdown in demand last year, which continues this year as well. Although the market situation is stable and positively influenced by the gradual reduction of construction costs in combination with the stabilization of yields, in recent months there has been a slight increase in the vacancy rate and the emergence of two new phenomena on the market. CBRE, a world leader in commercial real estate services, analyzes the growing trend of subletting and targeted maintenance of some properties by developers in the so-called shell & core condition.

Wedo becomes One by Allegro and the group starts operating its own dispensing boxes in the Czech Republic

Logistics operator Wedo is changing its name to One by Allegro. The company thus unifies the name and brand identity in all markets where it currently operates. The rebranding comes simultaneously with the introduction of One Boxes, i.e. Allegro Group's own dispensing boxes, to the domestic market. There are currently over 140 of them in operation, and the group continues to expand its services in the Czech Republic.

C.S.CARGO Group continued to grow in 2023

The C.S.CARGO Group achieved significant growth in sales and profitability in 2023, despite adverse economic conditions. Revenues increased to 8 billion crowns, which represents a slight increase compared to 2022. Operating profit (EBITDA) increased by 28% to 701 million crowns. Investments in the renewal of the vehicle fleet, logistics projects and IT technologies reached a total of 376.5 million crowns.

Urbanity Campus Bruntál will be another industrial area of ​​the new generation, which is an integral part of the city and will provide services not only to employees, but also to local communities. The campus will be built on the site of the current brownfield between the exits to Opava and Krnov. The project also includes the construction of a new access road to the area, which will bring traffic calming in the adjacent residential area. The main building with a size of 36,000 m2 can reach a height of up to 20 meters at the request of the client, making it ready for automated and robotic operation, and the other 3 buildings with a size of 3,300 - 10,000 m2 are also suitable for regional manufacturing companies.

The Kuehne+Nagel cross-dock center opened in Arete Park Zdice

The developer handed over the new hall in Arete Park Zdice for use by the tenant, which is the Czech branch of the international logistics service provider Kuehne+Nagel. The hall will provide space for a logistics center, the so-called cross-dock. The total leasable area of ​​the park in Zdice increased by more than 40%.

The construction of the Panattoni Park in Karlovy Vary has begun, it will house the production plant of the Wacker company

The industrial developer Panattoni and the chemical company Wacker, in cooperation with the Accolade investment group, ceremonially launched the construction of the Panattoni Park complex in Karlovy Vary. A new industrial park with a built-up area of ​​over 23,000 square meters has begun construction on the northeastern edge of Karlovy Vary, with completion planned for spring 2025.

WITTE Automotive continues to expand in Ostrov in Karlovy Vary. The new industrial park will bring hundreds of jobs

In Ostrov u Karlovy Vary, in the new industrial park Panattoni Park Ostrov South, construction of a building with an area of ​​65,000 square meters has begun. The first tenant will be the international production company WITTE Automotive Czechia, which specializes in the development and production of system solutions for the automotive industry. The developer of the project is the company Panattoni, completion is planned for 2025.
