Almost 1 million m² of new industrial space was added last year, but demand is weakening

The largest number of buildings was built in the Karlovy Vary region, and the total volume in the Czech Republic reached 11.7 million m². On the other hand, demand weakened throughout the year and the vacancy rate increased by 94 basis points year-on-year to 1.74%, representing 205,500 m² of immediately available industrial or warehouse space. The highest attainable rent, the so-called "prime rent", decreased slightly at the beginning of the year and for the rest of 2023 it stabilized at the level of €7.50-7.70/m²/month. That's according to a survey by Colliers, a leading provider of diversified professional services in commercial real estate and investment management.

Green construction as the key to sustainable industrial real estate and transitioning away from Russian gas

The Bezvapostele.cz e-shop will have a central warehouse in the commercial-industrial zone P3 Ostrava Central

The P3 Ostrava Central complex will welcome a new tenant. The premises in the smaller hall from the second stage of the construction of this business-industrial park will be rented by the seller of beds and mattresses Bezvapostele.cz. It will operate a sales warehouse. End consumers will also visit the premises more often.

CBRE analysis: Demand for industrial and logistics parks is changing. This year, it will mainly be driven by manufacturing companies

Last year, CBRE, a world leader in commercial real estate services, saw structural changes in industrial demand. This trended from logistics service providers to manufacturing companies, which with a 53% share of total demand achieved a year-on-year increase of 22 percentage points. A similar trend can be expected this year as well. Demand will be primarily driven by companies linked to the automotive and electronics industries.

Sportisimo collaborated with Mecalux to expand its Ostrava warehouse

Last year, the largest sporting goods retailer on the domestic market, Sportisimo, moved its logistics center from Rudná u Prahy to Ostrava. The lease of the Contera Park Ostrava D1 warehouse with a built-up area of over 90,000 square meters became the largest lease contract on the industrial real estate market in 2020. In recent weeks, Sportisimo has collaborated with Mecalux to further expand warehouse capacities.
