The developer decided to build the last building in P3 Lovosice on a speculative basis, as it had been monitoring the demand for companies in an attractive location by the highway connecting Prague and Dresden for a long time and wanted to offer the market premises for immediate lease. The logistics company Ecologistics, which already operates in the same area, showed interest.
After positive experiences, it decided to lease the entire new hall with an area of 16,700 m2, increasing its total area to 39,000 m2. This makes it the second largest tenant in the park.
“Ecologistics was among the first companies to settle in the newly built P3 Lovosice four years ago. Now it is also leasing the building with which we completed the construction of the entire park,” comments Sean-Jason Valta, senior leasing manager at P3 in the Czech Republic. The company used the premises before the end of the year as a short-term solution during the peak season. The developer is now making minor adjustments to the hall to increase the capacity of the space and install motion sensors. These will allow the lighting to be effectively switched on only between the shelves where there is current movement, thereby saving electricity.
“With the rapid growth of the e-commerce industry, Ecologistics is adapting its strategy to meet the growing demand for 3PL services. Expanding our storage capacity with P3 contributes to the efficiency and flexibility of the company,” says Monika Wei, administration manager at Cirro Fulfillment Czech Republic, trading as Ecologistics.
Long-term cooperation brings benefits to both companies. “Choosing P3 as a partner for renting additional warehouse space was a natural decision. Their strategic location at the crossroads of key transport routes ensures seamless access to the Central European market. Our long-term cooperation means that we understand each other’s needs, which makes our operations easier. Additionally, having another warehouse in the same logistics park provides the benefit of a backup plan, which strengthens the resilience and flexibility of our supply chain,” adds Monika Wei.
