Developers in the Czech Republic plan to build nearly seven million square meters of industrial space

What unites Karlovy Vary, South Bohemia, Liberec and Ústí Region from the point of view of industrial real estate developers? It is not the lowest offer and construction activity in the long term, on the contrary. According to the analysis of the real estate consulting company 108 Agency, it is precisely in these four regions that, in relation to their existing volume, the most new warehouse and production spaces should be added in the coming years. In total, consultants in the Czech Republic have mapped development plans, the floor area of which exceeds 6.8 million square meters and are in various stages of approval and preparation - from assessing the impact of projects on the environment, zoning decisions or building permits to the first implementation works. 54% of the planned projects together belong to the trio of developers CTP, Panattoni and Prologis.

Shape Corp. starts production in industrial zone Panattoni Park Pilsen West II

One of the leading manufacturers of components for the automotive industry Shape Corp. starts production in a new facility with total area of 36 400 square meters. The industrial complex, which was built by the development company Panattoni, was created on the brownfield site, where used to be coal mines. Shape Corp. moved here from the Borská pole to expand its production capacity. The company is a major employer in the Pilsen region and the new plant will employ up to 700 people.

Logistics and production are increasingly relying on solar energy

Developers, tenants and owners of industrial and storage spaces in the Czech Republic are currently making large-scale investments in their own solar power plants. This trend reflects not only the progressive modernization of the energy sector, but also the turning away from dependence on fossil fuels. As part of this innovative wave, many buildings are undergoing complex technological modifications in parallel, aimed at the overall reduction of energy consumption. The largest rooftop solar power plants to date include the Urbanity Campus Tachov area, which announced an installed capacity of 5 MW and an approximate annual production of more than 5,000 MWh of electricity. The building in Panattoni Park Pilsen West II welcomed a new tenant. It is Panasonic Heating & Ventilation Air-Conditioning Czech. The premises of the hall with a total area of over 24,600 square meters will be used for the production and storage of control boards for air conditioning equipment and heat pumps manufactured in the Czech Republic. The project is financed by the AEW Europe group.

The interest of manufacturing companies in renting industrial premises in the Czech Republic is growing

Manufacturing companies have a growing share of industrial real estate leases in the Czech Republic. These are gradually replacing the demand from logistics companies or tenants associated with retail, especially e-commerce. In the second quarter of 2023, leases to manufacturers accounted for 60% of the total of 266,443 square meters that were newly contracted. If extended leases are included, the volume of closed lease transactions in the second quarter reached 567,445 square meters, which is 50% more than in the previous quarter. P3 enters the UK property market

The industrial developer P3 Logistic Parks is expanding its activities to the British market as well. By taking over two of Segro's industrial parks, it expanded its portfolio by 81,000 square meters.
