The construction of the logistics building in Cheb, part of which will be leased by ShipMonk, will start in a few weeks. The revitalization of the premises of the developer Panattoni will thus be completed

Panattoni Park Cheb South announces a new tenant even before the construction of the hall begins. The American-Czech company ShipMonk, which focuses on the outsourcing of logistics for American e-shops, will rent its first storage space of almost five thousand square meters in the Czech Republic, for which it stores and distributes their goods. The lease will also include an additional 500 square meters of office space. The construction of the building with a total size of 15,000 square meters, the mentioned part of which will be leased by ShipMonk, will start in September of this year, while the handover of the premises is planned for the first quarter of the following year. ShipMonk will thus be the first tenant of the hall, which aims to meet the strictest ecological requirements according to the BREEAM New Construction certification. The Panattoni company announced this in a press release yesterday, thereby confirming and expanding the original information of the daily Hospodářské noviny.

The area of industrial real estate in the Czech Republic exceeded 10 million square meters

In the second quarter of this year, the total area of modern industrial premises for rent in the Czech Republic increased to 10.14 million square meters. A total of 146,600 square meters of warehouse space in 15 industrial parks was completed. Compared to the same period of the previous year, this is a 16% increase and a quarter-on-quarter decrease of 51%. At the time of its completion, approximately 90% of the projects were already pre-leased. Data on the warehouse and manufacturing real estate market for the second quarter of 2022 was announced by the Industrial Research Forum (IRF).

Prazdroj builds a fully automated and energy-efficient warehouse

Prazdroj has to ensure a more efficient storage and faster handling of beer in bottles and cans, which is being built in the Pilsen brewery. It will be put into operation at the end of this year, now an advanced shelving system is being installed, followed by cladding and installation of other technologies. This is an investment of 780 million crowns, thanks to which the brewery can supply stores faster, and with the help of new technologies, the building will also be energy efficient.

Developers are curbing speculative construction due to rising costs

Under the influence of rising building material prices, lack of capacity of supply companies and a sharp increase in energy costs, many industrial developers have decided to postpone or slow down the speculative construction of industrial buildings. Due to the continuing demand, this will further open up space for rent growth, which already in the first quarter of this year, not only in attractive locations around Prague and Brno, exceeded an average of 5 euros per square meter per month. This is reported by the quarterly analysis of the real estate consulting company 108 Agency.

With an investment of over half a billion crowns, it is one of the biggest logistics innovations on the Czech market this year. Thanks to the opening of the super hub, the capacity of Wedo will increase significantly, which will be ready for further expansion in the coming years.

The industrial market is overheated, there is interest in the regions

Despite a cursory glance at European data, it seems that the Czech Republic is the premier in the region of Central and Eastern Europe in the number of m2 of industrial real estate per person, the current situation in the lack of new warehouse and production space is critical in our country. Prices around Prague and Brno for rent are skyrocketing (up to 50% year on year) and new construction is in jeopardy. Delivery times for new turnkey industrial buildings are being extended due to Russian aggression in Ukraine, and what used to take 7 months to build is now being delivered in 9-12 months. Builders often do not hold quotations for more than a week, so companies have to make quick decisions and approves, which can be a problem, especially for multinational corporations. This was stated by Prochazka & Partners.

Tenant activity in Czech industrial market reaches new peak

According to Savills latest report, 2021 was the best year on record for the Czech industrial market in terms of tenancy activity, despite the low volume of new completions and extremely low vacancy rate. Gross take-up totalled a staggering 2.32 million sqm, being 53% higher than the previous record of 1.55 million sqm seen in 2020. Annual net take-up (excl. renewals) reached 1.48 million sqm, a 46% increase over the former record of 1.01 million sqm registered in 2017, Savills reports.
