Park of the future: CTP lets 60% of the new addition to CTPark Prague North

CTP, Europe’s largest listed developer, owner, and manager of industrial and logistics properties by gross lettable area (GLA), has signed three key ten-year leases in its most sustainable industrial park near Prague, comprising more than 60% of a new 32,000 sqm building that will be delivered by the end of Q2 2024 at CTPark Prague North.CTPark Prague North will welcome MEMODO, Fulfillment.cz and the Albert retail chain this year, confirming the increasingly strong demand for quality and sustainable industrial premises, which the park perfectly meets thanks to its strategic location and high sustainability standards.

The Bezvapostele.cz e-shop will have a central warehouse in the commercial-industrial zone P3 Ostrava Central

The P3 Ostrava Central complex will welcome a new tenant. The premises in the smaller hall from the second stage of the construction of this business-industrial park will be rented by the seller of beds and mattresses Bezvapostele.cz. It will operate a sales warehouse. End consumers will also visit the premises more often.

CBRE analysis: Demand for industrial and logistics parks is changing. This year, it will mainly be driven by manufacturing companies

Last year, CBRE, a world leader in commercial real estate services, saw structural changes in industrial demand. This trended from logistics service providers to manufacturing companies, which with a 53% share of total demand achieved a year-on-year increase of 22 percentage points. A similar trend can be expected this year as well. Demand will be primarily driven by companies linked to the automotive and electronics industries.

Urbanity Campus Tachov is starting the construction of two production halls

The Urbanity real estate group has started the construction of two more production buildings at its industrial campus in Tachov. Clients will be able to customize the offered units from 5,000 square meters to 18,200 square meters to suit their needs. They will meet demanding requirements for internal layout and the quality of the working environment. According to the company, Urbanity Campus Tachov became the first ever industrial site in the Czech Republic to receive international BREEAM Communities certification. The roofs of both halls will be equipped with photovoltaic panels connected to battery storage, and of course there are also charging stations for electric cars.

A production hall of the Heraeus Medevio company will be built near Hradec Králové

DRFG Investment Group and Heraeus Medevio have started the construction of a new production hall in Plotiště near Hradec Králové. The building is built for ownership, in the build to own mode, which DRFG focuses on. The buyer is Heraues Medevio, a partner of a major global medical device company, which will house its specialized production and offices in the building, which is scheduled for completion at the end of this year. Over 300 jobs will be created here, 60 of which will be held by university-educated employees. The mediator of the transaction is the real estate consulting company Cushman & Wakefield, which also managed the development tender.

Industrial Research Forum Announces Industrial Market Figures for Q4 2023 • Modern industrial stock reached 11.7 million sqm, as over 271,600 sq m of new space was delivered to the market. • Demand for industrial space picked up this quarter, reaching nearly 397,000 sq m. • Speculative development decreased to 30% of the almost 1 million sq m currently under construction. • The vacancy rate increased by 34 basis points compared to the previous quarter and remained low at 1.75%, with an additional ca. 300,000 sq m of vacant space in shell and core. • Prague’s average highest achievable rent has remained stable, reaching around €7.50-7.70 per sq m per month.
