The sixth Garbe park in the Czech Republic

Garbe Industrial Real Estate CEE has received the building permission for the construction of two industrial facilities in Pohořelice, located approx. 30 kilometers south of Brno. The new development, consisting of two halls measuring 20,000 sqm and 11,000 sqm, is set to begin construction imminently, with plans to make the properties available within eight months.

Industrial Research Forum: Vacancy rate up slightly, slowing demand hits market

The total supply of modern industrial premises in the 1st quarter of 2024 reached 11.87 million square meters. The demand for industrial premises slowed down, the gross realized demand reached only 160,400 square meters. At the end of the first quarter, almost 0.92 million square meters of industrial space was under construction in the Czech Republic. The vacancy rate increased by 28 basis points from the previous quarter to 2.0%. The average highest rent achieved in Prague remained stable at approximately EUR 7.50 - 7.70 per square meter per month.

Almost 1 million m² of new industrial space was added last year, but demand is weakening

The largest number of buildings was built in the Karlovy Vary region, and the total volume in the Czech Republic reached 11.7 million m². On the other hand, demand weakened throughout the year and the vacancy rate increased by 94 basis points year-on-year to 1.74%, representing 205,500 m² of immediately available industrial or warehouse space. The highest attainable rent, the so-called "prime rent", decreased slightly at the beginning of the year and for the rest of 2023 it stabilized at the level of €7.50-7.70/m²/month. That's according to a survey by Colliers, a leading provider of diversified professional services in commercial real estate and investment management.

Colliers: Despite the construction boom, there remains a shortage of industrial properties

The Czech industrial real estate market is experiencing a major boom in construction activity in 2023. Although more than 1.5 million m2 are currently under construction, there are few newly completed projects and the vacancy rate remains below 2%. The total supply of modern industrial premises in the Czech Republic increased by only 182,200 m2 during the 3rd quarter of 2023 and amounted to 11.44 million m2 at the end of September. Rents have stabilized after rocketing growth over the last three years and at the end of September they ranged between 7.50 - 7.70 euros per m2 per month for warehouse and 9.50 - 12.50 euros per m2 per month for office space. That's according to a survey by Colliers, a leading provider of diversified professional services in commercial real estate and investment management.

ALLLOG Consulting and ICOM transport will become the first tenants of the P3 Plzeň Myslinka park

The first hall of the newly built industrial park in Myslinka near Pilsen already has new tenants and even two. The companies ALLLOG Consulting and ICOM transport have rented units here measuring 6,156 and 3,500 square meters. "From the point of view of industrial development, Pilsen is an attractive location. We were so convinced that we would find suitable candidates for the new location that we started construction speculatively, i.e. without having a confirmed tenant at the time," said Aleš Zacha, Head of Development, P3 Logistic Parks.
