Warehouses and even production are resisting to coronavirus - construction is not slowing down, vacancy is declining

The market of industrial premises in the Czech Republic is resisting the wave of coronavirus. It could even be said that the two waves that are being examined by other commercial real estate sectors make warehouses stronger and more resilient. This is evidenced by almost all indicators used. The international consulting company BNP Paribas Real Estate names trends in the Q3 results that will characterize this sector in the coming months as well.

During the pandemic, the limit of 9 million m2 of modern industrial space was exceeded

The pandemic and related measures have had only a limited effect on the rental market for industrial real estate. Especially with regard to the importance of the logistics sector, supply chains and production for the end consumer. In the third quarter, developers and tenants caught up with the impact of the lockdown, and the situation in the fourth quarter will give more impetus to business samples next year.

Accolade and Panattoni began the revitalization of the former glassworks in Hostomice near Teplice

Czech leaders in the revitalization of brownfields, developer Panattoni and investor Accolade, have begun construction of a new industrial zone in the area of the former Kavalier glassworks in Hostomice near Teplice. Panattoni Park Teplice South will offer facilities for light production, distribution of goods and up to 300 new jobs. The investment for half a billion CZK has the ambition to build on the local history of more than 100 years of glassmaking with modern industrial operations. The first building for the Sanitino sanitary ware dealer will soon be built on the site.

In 2020, the Accolade Industrial Real Estate Fund took over into its portfolio modern halls with an area exceeding 176,000 m2 with a total value of 3.8 billion CZK (EUR 140+ million). The ongoing transactions included nine projects for reputable companies with an average lease length of seven years. 70% were modern halls for production and logistics related to e-commerce in five industrial parks in the Czech Republic and Poland.

Covid or not covid, Panattoni broke records across Europe in the third quarter

European industrial development leader Panattoni has had a challenging third quarter, characterized by building space for e-commerce and manufacturing. At the end of September, the company had 1.5 million m2 of industrial space under construction throughout Europe. Panattoni has begun construction of the Amazon distribution center in Schortens, Germany, and the speculative Wakefield 515 project in Yorkshire, UK. In Poland, it began building a production hall for Danfoss Poland and continued to build a Weber grill factory, e-commerce space and custom projects in its parks. The company was also very active in the Czech Republic.

Müller-Technik CZ will lease 9000 m2 of warehouse and office space in P3 Prague D6

Park P3 Prague D6 in Stochov, Central Bohemia, one of the latest additions to P3's portfolio, welcomes a new tenant under its roof. The Müller-Technik company moves warehouses scattered throughout the Central Bohemian Region to 9000 m2 and also moves administrative facilities, including management, to Stochov. The decisive factor was the proximity to the Müller Technik production branch, which is located in nearby Lány.

Hellmann is strengthening in the area of CTPark Bor

Hellmann strengthens its position in the Czech Republic. CTPark Bor will acquire new storage facilities. In addition to the current 20,000 m2, which it already manages here, another almost 12,000 m2 will be added from the end of the year. The logistics company will use its base in CTPark Bor for worldwide distribution, especially with a focus on German territory.
